Session I: LTC Maintenance Director 101 | 8:30 am to Noon

This half-day introductory program is designed for new and existing long-term care facility managers, maintenance directors, environmental services leaders, and operations staff who are responsible for maintaining a compliant, survey-ready physical environment. The session will provide a practical overview of key life safety, environment of care, and facility maintenance responsibilities applicable to long-term care settings, with emphasis on regulatory expectations, documentation practices, routine inspection and testing activities, and day-to-day operational controls that support resident, staff, and visitor safety.

Participants will review the foundational responsibilities of the maintenance director role, including the organization of life safety documentation, inspection and preventive maintenance processes, fire and smoke barrier awareness, means of egress expectations, fire protection systems coordination, utility systems considerations, emergency preparedness support, and strategies for identifying and correcting common compliance risks before survey. The session will translate regulatory requirements into practical field applications and provide attendees with a framework for sustaining compliance throughout the year.

Learning Objectives:
• Describe the core life safety and physical environment responsibilities of maintenance directors
and facility managers in long-term care settings.
• Identify key documentation, inspection, testing, and maintenance activities that support compliance with applicable life safety and healthcare regulatory requirements.
• Recognize common facility deficiencies and operational practices that may result in survey findings or increased safety risk.
• Apply practical strategies for organizing records, prioritizing corrective actions, and maintaining survey readiness.
• Explain how maintenance, leadership, clinical, and support departments can coordinate to sustain a safe and compliant care environment.

Session II: Life Safety Survey Prep | 12:45 to 4:00 pm

This half-day program is designed for long-term care administrators, maintenance directors, facility managers, compliance leaders, and interdisciplinary team members preparing for life safety surveys. The session will focus on practical strategies for identifying, prioritizing, and mitigating commonly cited life safety deficiencies, with emphasis on survey readiness, K-tag interpretation, corrective action planning, documentation, and the appropriate use of waivers, Fire Safety Evaluation System approaches, and equivalencies when full compliance cannot be immediately achieved.

Participants will examine common survey findings in long-term care environments, including issues related to means of egress, fire and smoke barriers, fire protection systems, hazardous areas, emergency lighting, generator and utility systems, fire drills, inspection/testing/maintenance records, and interim life safety measures. The session will also review how surveyors evaluate compliance, how facilities can prepare documentation and physical spaces before the survey, and how leadership teams can coordinate corrective actions to reduce repeat findings and strengthen ongoing compliance.

• Identify commonly cited life safety K-tags and understand the operational conditions that often contribute to survey findings.
• Describe practical methods for preparing facility documentation, physical spaces, and staff for life safety survey activity.
• Evaluate potential corrective action strategies for cited deficiencies, including prioritization based on risk, regulatory impact, and implementation feasibility.
• Explain the appropriate use of waivers, equivalencies, and related compliance pathways when deficiencies cannot be immediately corrected.
• Apply survey-readiness practices that support sustained compliance before, during, and after the survey process.

Darren brings 18+ years of experience in fire and life safety, emergency management, and healthcare regulatory compliance. A former Connecticut firefighter, he helps healthcare organizations strengthen preparedness, compliance, and life safety practices.
